Compliance <br />with this permit will require development of a more detailed erosion control and <br />SWPPP plan. <br />• Street sweeping will be required for all sediment tracked into the public right-of- <br />way. A note should be added to the erosion control plan stating that the <br />contractor should have a sweeper on site or available within 3 hours, and that <br />tracked sediment will be removed from public streets promptly upon discovery or <br />as directed by the City. <br />• Additional silt fence will be required on downstream slopes of all disturbed areas, <br />as needed. <br />Utilities: Sewer and water utilities are currently available within the Xkimo Street right- <br />of-way, and a single set of service stubs are provided to this property. If additional <br />services are required for either lot within the RIVERS BEND BLUFFS subdivision <br />appropriate plans must be submitted for review. All ductile iron watermain. 6" in <br />diameter and smaller must be class 53, please make note of this on the plans. Adequate <br />fire protection will be reviewed by the fire department; additional hydrants may be <br />required for sufficient coverage. <br />Fire Suppression Considerations: Appropriate fire lanes will need to be provided for <br />fire access to this site. Additionally, the building will be required to be sprinkled. Final <br />approval will be subject to review of the Fire Inspector. <br />Tree Preservation: While a large portion of the site is going, to be undisturbed, the' <br />landscaping plan indicates that there will be tree removal necessary. to facilitate <br />development. A tree preservation plan must be submitted that includes an inventory of <br />all significant trees, which is defined as all species of oak and all evergreen species that <br />have a DBH of four (4) inches or greater and all other tree species that have a DBH of <br />eight (8) inches or more. The inventory shall be completed by an ISA Certified Arborist <br />or a SAF Certified Forester. The inventory must also identify any trees that are to be <br />used for density transitioning purposes: Tree save fencing must be shown both on the <br />tree preservation plan and on the grading plan. ' The tree save fencing shall be installed <br />prior to commencement of any development activity and shall be placed around <br />individual trees or groups of trees to be preserved at their dripline or beyond. There shall <br />be no activity beyond this fencing and fencing must remain in place and in tact until all <br />construction activity is complete. <br />Please submit a tree preservation plan that addresses these concerns. <br />Landscaping: The following comments are offered regarding the landscaping plan dated <br />July 23, 2010: <br />• The canopy cover of the proposed landscaping is 8,539 square feet.
