THE <br />• <br />is <br />•AM,IV. 0111P4N[fOTA <br />Proposed Scope of Controls and Services <br />The COR Master Association or Special Services District <br />DRAFT for discussion purposes only <br />ACCESS <br />Several development scenarios may result in development configurations that will <br />require access agreements to facilitate development where public ROW may not be <br />appropriate. Can this me addressed by the association/SSD or will it need to be on a <br />parcel -by -parcel basis? <br />PARKING <br />Similar to access, several development scenarios contemplate shared parking facilities to <br />encourage a denser development and maximize cross parking opportunities. Can the <br />Association/SSD be used to manage this function? <br />SIGNAGE <br />There are several components to the overall project signage for The COR: <br />• Pylons <br />• Monuments <br />• Way finding <br />• Bannering <br />• Announcements <br />• Seasonal Displays <br />• Light pole banners/decorations <br />Ideally, this function would be best addressed as a whole, rather than as individual <br />piecemeal functions. If the project is well identified it can be a benefit to all properties <br />and businesses in The COR. Can the Association/SSD fill this role in constructing, <br />maintaining, and managing the project signage? <br />LANDSCAPE/HARDSCAPE <br />There currently exists, and is contemplated to continue, a much higher level of <br />landscaping and hardscaping in the project. This would include such item as: <br />• Annual plantings • Benches <br />• Irrigation • Trash Recepticals <br />• Potted plants • Ash Trays <br />• Ornamental trees • Bike Racks <br />• Fountains <br />
