Environmental: <br />• Don't cut down trees <br />• Full environmental impact study should be performed — impacts wetland & habitat? <br />Tree Farm: <br />• Adamantly opposed to any encroachment onto property <br />• Hinder future development options <br />• Like tree farm as back yard; isolated neighborhood & private wilderness <br />• Impacts to tree farm — land & business <br />o Tax payers <br />o Residents <br />o Tradition <br />Traffic: <br />• Existing streets can handle traffic volumes; now & in the future <br />o Armstrong & Ramsey to become 4 lanes (Anoka County plan) in the future <br />o Don't need major roads on a % mile grid <br />Economics: <br />• All this expenditure to save on driving approx. % mile in either direction to go around? <br />o Spend money on a railroad overpass <br />o Waste of tax dollars <br />o Economy already bad, now another road to increase maintenance costs & tax dollars <br />• Property values will decline — large lot, isolated neighborhood <br />• The property owners that are looking to sell may be facing financial hardship at this time and are <br />looking for a way out <br />• "holding my family & I hostage" — how could I sell now at a reasonable rate? <br />• Economic impact analysis? <br />o Disrupted neighborhood <br />o Less tax money from properties removed for road <br />
