The <br />submittal also includes a 3-sheet set of Grading, Drainage & Erosion Control Plan, Details, <br />Profiles (Sheet 1 is dated 5/24/02, revised 2/4/03; Sheet 2 is dated 7/9/02, revised 2/4/03; Sheet 3 <br />is dated 5/24/02, revised 7/22/02). There is a 6-sheet set of Construction Plans dated 1/17/03; <br />Sheets 4 and 6 have revisions dates of 2/4/03. Finally, there is a one-sheet Drainage Area and <br />Storm Sewer System Plan dated 2/15/02, revision date 12/4/02. All plans were also prepared by <br />Westwood Professional Services. We offer the following comments: <br /> <br />General: Fhe subject property is the third and final phase of a preliminary plat approved <br />on September 11, 2001, that contained 157 single family lots. The first phase final plat <br />consisted of 58 lots; the second phase platted an additional 64 lots; this final phase <br />consists of the remaining 35 lots approved on the preliminary plat. <br /> <br />Preliminary Plat: City Code states that preliminary plats are valid for one year from the <br />date of approval. The preliminary plat was approved by City Council on September 11, <br />2001 and it expired on September I1, 2002. Prior to considering this :request for final <br />plat approval, the City Council will have to approve your request for an extension of the <br />preliminary plat. City Staff will support the preliminary plat extension on the basis that <br />the records reflect that the development was intended to occur in 3 phases over a period <br />exceeding one year. The proposed final plat of the 3rd Addition substantially conforms to <br />the approved preliminary plat. <br /> <br />3. Lot Sizes and Dimensions. The 35 lots proposed meet the 80 foot lot width and 10,800 <br /> square foot minimum lot size requirements of City Code. <br /> <br />Grading, Drainage and Erosion Control Plan: In an effort to continue with grading into <br />the 3rd Addition when the 2nd Addition was developed, the Developer submitted the Final <br />Grading Plan for both additions at the same time to balance the soil on site.
