All of <br />the drainage structures, pipes, ponds, and swales have also been protected by drainage <br />and utility easements. The City will be requiring a copy of the permit from the Lower <br />Rum River Water Management Organization (L1LRWMO) and a copy of the National <br />Pollutant Discharge Elimination System (NPDES) General Storm Water Permit prior to <br />commencement of grading. <br /> <br />6. Construction Plans: A full set of construction plans have been submitted. The following <br /> sheets require modifications as noted. <br /> <br />Sheet 2 of 6 - · Concrete wa!kways - show 6" of concrete <br /> · Bituminous trail and tYPical street section -Class 5 modified specification <br /> <br />Sheet 3 of 6 and Sheet 4 of 6 - General Notes should include: · Alt valves to have valve nut extension to with/n 1' of finished grade <br /> · All hydrants 5' behind back of curb to center of hydrant <br /> · All hydrants need to be brush painted <br /> <br />Sheet 4 of 6 - <br /> · Profile of MH-57- 15' of 8" PVC <br /> <br />Sheet 5 of 6 and Sheet 6 of ~5 - General Notes should include: <br /> · Concrete ped ramps and bituminous ped ramp as per City Detail (Typ) <br /> <br />Sheet 6 of 6 - Profile of CB- 119 to CBMH- 119A needs clarificat <br /> · Profile of CB-119 to CBMH-119A needs clarification: l19A is at 872.00 on <br /> Sheet 6 of 6; but Inv=W is at 881.95 and E is at 881.75 on Sheet 5 of 6. <br /> <br />Copies of all additional permits required to construct the improvements must be <br />submitted (MCES, MPCA, MDH, etc.). <br /> <br />7. Tree Preservation Plan: The addition of two 2-inch dbh trees to each lot still needs to be <br /> stated on the Plans. <br /> <br />Park Dedication: Aside from land dedication due on all three phases of Highlands At <br />River Park, the remaining park dedication requirements were to be met by park <br />improvements equating $162,809.00 in cash value. The development agreement for this <br />final phase has been drafted to require providing the City with documentation identifying <br />the cash value of any park improvements installed to date in Highlands At River Park and <br />Highlands At River Park 2'a Addition.
