Final Plat Review: Highlands At River Park 2nd Addition <br />June 20, 2002 <br />Page 3 of 4 <br />Final Plat Review: Highlands at River Park 3rd Addition <br />June 6, 2003 <br />Page 3 of 3 <br /> <br />cash value of installed park improvements to date will be required in the form of a cash <br />payment prior to the City releasing the Plat for recording, unless there is an agreement <br />regarding additional park improvements to be installed as a part of the Stage I and/or Stage II <br />Improvements in this Plat. <br /> <br />Trail Development: There is an 8 foot wide bituminous trail within a 35 foot wide corridor <br />proposed to link up with the Bear Park to the east. This segment of trail will be constructed <br />as a Stage I Improvement in the 3rd Addition. <br /> <br />10. Trail Fees. All trail fee obligations have been satisfied and addressed in the Development <br /> Agreement for Highlands At River Park. <br /> <br />11. <br /> <br />Trunk Sewer.and Water Fees: There is a sewer and water development fee of $284,798.00 <br />(157 units x $1,814/unit) due on the ultimate plat as reflected in the approved preliminary <br />plat. The City ha~': requested the on site sewer be lowered to accommodate expansion in the <br />future. The cost of this work is estimated at $68,000. The Developer has proposed that the <br />remaining $216,798 be used for off-site sewer and water improvements required to provide <br />sewer and water to the site. These improvements are estimated at Two Hundred and Fifty <br />Five Thousand Dollars ($255,000.00). Since the costs for the improvements exceed the <br />Sewer and Water Trunk Fee, there shall be no trunk fees collected as part of this third phase. <br /> <br />12. <br /> <br />Stormwater Management: There is a stormwater management fee of Thirteen Thousand One <br />Hundred and Twenty Five Dollars and no cents ($13,125.00) (3.5 units x $375/unit) due on <br />the third phase. <br /> <br />The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, June 10, 2003, at the <br />Ramsey Fire Station #1, 15050 Armstrong Blvd. N.W., to review the proposed final plat. I <br />suggest that you, or your representative, be present at the meeting to answer any questions that <br />may arise. A copy of the case cover sheet and proposed development agreement is enclosed for <br />your information.
