Final Plat Review: Highlands At River Park 2nd Addition June 20, 2002 Page 3 of 4 Final Plat Review: Highlands at River Park 3rd Addition June 6, 2003 Page 3 of 3 cash value of installed park improvements to date will be required in the form of a cash payment prior to the City releasing the Plat for recording, unless there is an agreement regarding additional park improvements to be installed as a part of the Stage I and/or Stage II Improvements in this Plat. Trail Development: There is an 8 foot wide bituminous trail within a 35 foot wide corridor proposed to link up with the Bear Park to the east. This segment of trail will be constructed as a Stage I Improvement in the 3rd Addition. 10. Trail Fees. All trail fee obligations have been satisfied and addressed in the Development Agreement for Highlands At River Park. 11. Trunk Sewer.and Water Fees: There is a sewer and water development fee of $284,798.00 (157 units x $1,814/unit) due on the ultimate plat as reflected in the approved preliminary plat. The City ha~': requested the on site sewer be lowered to accommodate expansion in the future. The cost of this work is estimated at $68,000. The Developer has proposed that the remaining $216,798 be used for off-site sewer and water improvements required to provide sewer and water to the site. These improvements are estimated at Two Hundred and Fifty Five Thousand Dollars ($255,000.00). Since the costs for the improvements exceed the Sewer and Water Trunk Fee, there shall be no trunk fees collected as part of this third phase. 12. Stormwater Management: There is a stormwater management fee of Thirteen Thousand One Hundred and Twenty Five Dollars and no cents ($13,125.00) (3.5 units x $375/unit) due on the third phase. The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, June 10, 2003, at the Ramsey Fire Station #1, 15050 Armstrong Blvd. N.W., to review the proposed final plat. I suggest that you, or your representative, be present at the meeting to answer any questions that may arise.
