We are also in receipt of a Landscape Plan, Natural Features Sheet, Site <br />[Jtility Plata, al~d Grading and Erosion Control Plan (2 sheets)' all dated May 23, ..2003 and <br />F:'cpared by i-lal<a~sov~ Anclersot~. We offer the following comments: <br /> <br />Gene~'al: Tl'~e subject property is approximately 1.36 acres in size and is generally located at the <br />~tet'sectio~*t of Alpine Drive and S~.infish Lake Blvd. The preliminary plat is proposing to develop <br />total of 6 townhome units on the subject property. The townhomes will be subject to a site plan <br />re',,iew flor all other aspects of the proposal including but not limited to architectural standards, <br /> ,'-street parki~lg, .structure setbacl<s, and landscaping. The results of the site.plan review may <br /> iml:,act the actual number of townhomes to be developed or~ the property. <br /> <br />Zoning:. The SLlbject property is zoned R-1 Single Family Residential. The City has received a <br />Comprehensive Plan Amendme~'~t and Rezon[ng request to change the outlot's designation in the <br />Comprehensive Plan to medium density residential and rezone the property to R-2 Mediurn <br />Density Residential in order for the subject property to be developed with townhouse units. <br /> <br />l)¢nsity: The subject property is limited to a maximum net density of seven (7) units per acre. <br />The subject property is approximately 1.36 net acres (exclusive of wetlands and major road right~ <br />of"-way), which results in a net density of 4.4 units per acre. The proposed development complies <br />with City Code. <br /> <br />St~'eets: The six units in the subdivision ',~ill be provided access via a private street which exists <br />onto the cul-de-sac on Tungsten Street, a public street. <br /> <br />-289- <br /> <br /> <br />
