-290- <br /> <br />Gr:tdinz and 'Drninage: A prelh'rfinary grading plan has been prepared for this subdivision, <br />which has been labeled as sheet 4 of 5 of the plan submittals. In general, all runoff generated <br />fi'om this development flows overland (o collection s:ructures and ponding proposed for :he <br />Alpine Acres subdivision. Comments made on the preliminary plat for tlnat subdivision are also <br />pertinent to Alpine Acres 2''d Addition. This area has been included in the drainage analysis <br />prepnr¢d ~'or the Alpin~ Acres Subdivision. StaFgo~fers the Following additional cotSments. <br /> <br />Topographic detail, including two foot contours, shot[id be extended 100 feet beyond <br />the plat boundaries. This plan is deficient in this respect along the western and <br />northern boundaries. <br />Additiorml spot elevation should be placed on the west side of Lot 1 to define the <br />manr~er in which drainage is to flow around the building. <br />A cable specifying the house type, garage elevation, n-dnimum floor elevation, and <br />st;-eet grade ccnterline must be provided for each lot. <br /> <br />TratTic Generntion Analysis: 'Fine six units included irt this subdivision were inc!uded in the <br />updatecl tra155c generation analysis prepared by ,i'ames Johrtson PE ibr Alpine Acres. <br /> <br />Utilities nnd Water Us,qae: The development will need to be served by municipal:water and <br />sewer ,,vhioh is being extended to the area as part of the Alpine Acres developmer~t. <br /> <br />Park Dedication: The Park and Recreation Commission ,,rill review the preliminary plat at their <br />,'tune meeting. The City has the o~'>tion to satisfy park dedicatior~ requirements tlu'ough a cash <br />payment, land dedication, or a combination cash and land. It is anticipated tl-mt park dedication <br />will be satisfied through a cash paymen_t, which equates to $10,800 (Sd,gOO x 6 units). Part< <br />dedication is due to the City prior to the mylars being recorded at Anoka County. The rate in <br />cfi'Ecl when the subdivision receives final plat approval ,,viii be required. <br /> <br />Trail Development and Trail Fees: The current trail development fee is $475.00 per unit and is <br />due prior to recording the plat. '['he rate in effect when the subdivision receives final plat <br />approval will be required. The development will be subject to a trail payment in the amount of <br />$2,850.00. <br /> <br />A trail connection sl~ould also b'e made fi'om this development to the 8-foot bituminous trail <br />located also Alpine Drive. <br /> <br />Sidewall<s: City Code requires the installation of'sidewalks along one side.of ali non cul-de-sac <br />public streets. Sidewalks ,,v'ill not be requi.red ill this subdivision as it wil.l be served by a private <br />street. <br /> <br />_Open Spnce: City Ordinances require that at least 40% of the development consist of open <br />space.
