This needs to be clarified and the preliminary <br />plat revised accordingly. <br /> <br />Densi~,, Transitioning: City Ordinances require a transition between higher density <br />developments and lower density developrnents. The subject development is required to provide ~ <br />density transitioning along tlne western and northwestern edge of the development as it is located <br />tt,,:liacer' to existing singIe-family homes. The preliminary plat is proposing to satisfy density <br />t~ ~sitioning through the landscape buffer option. The buffer area'is required to be a twenty-five <br />(? ') I"oot wide area Iocal'ed along the common boundary. <br /> <br />The ~'t~',~'thern boundary o~' the deve.(opment abutting existing single-farnily homes is roughl~ 180 <br />feet. ': i~is results iii the need for i:bur (4) conifers, four (4) deciduous overstory trees, and three <br />(3) ornamentals. The landscaping plan dated April 30, 2003 does not specify which plantings are <br />being used to f~ttfill the density transitioning requirements. However, within the twenty-five foot <br />bur?er area, there are four (4) deciduo,m overstory trees, three (3).ornamentals, and one conifer. <br />Therefore, to fulfill the dehsity transitionir'~5 requirement roi' the northern boundary, an additional <br />three (3) conifers need to be installed. <br /> <br />Fhe western boundary ol~ the development abutting an existing single family house is roughly <br />200 'feet. To fulfill the density transitioning requirements for this common boundary, there needs <br />to be four (4) conifers, four (4) deciduous overstory trees, and four (4) ornamentals. Again, the <br />current plan does not specif'y which trees are being used to fn. tlfill these requiremertts. Hoxvever, <br />within the twenty-five foot buffer area, the plan does show five (5) conifers, four (4) deciduous. <br />overstory trees and no ornamentals. Thus, a minimum of four (4) ornamental trees need to be <br />installed to satisfy density transitioning requirements. <br /> <br />The City needs to receive and approv.e a revised plan specifically showhng the density <br />transitio~ing plantings that, at a minimum, includes species and size of trees to be planted. As <br />noted above in the [anclscaping section, a greater mix of species should be utilized to help protect <br />against loest/pathogen infestations that can devastate monoculture plantings. <br /> <br />-291- <br /> <br /> <br />
