Councilmember introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #03-06- <br /> <br />A RESOLUTION WAIVING THE 14 DAY TIME FRAME REQUIREMENT BETWEEN <br />THE PLANNING COMMISSION PUBLIC HEARING AND CITY COUNCIL ACTION: <br /> <br /> WHEREAS, Oak Creek Builders Inc., hereinafter referred to as "Applicant", has <br />properly aPplied for preliminary plat approval of Alpine Acres 2nd Addition on the following <br />described property located in the City of Ramsey: <br /> <br />That part of the north half of the Southwest Quarter of Section 23, Township 32, <br />Range 25, Anoka County, Minnesota, lying northerly of 153rd Avenue NW and lying <br />easterly of the easterly right of way line of Anoka County Highway right-of-way Plat <br />No. 1, except that part thereof lying west of the following described line: <br /> <br />Commencing at the intersection of the north line of said north half of the Southwest <br />Quarter with the east line of said Anoka county Highway right-of-way Plat No. 1; <br />thence easterly along the said north line 214.98 feet to the point of beginning of the <br />line to be described; thence southerly at an angle to the left from said north line of 93 <br />degrees 04 minutes 26 seconds a distance of 196.19 feet, more or less, to the northerly <br />line of said 153rd Avenue NW and said line there terminating. <br /> <br />(the "Subject Property") <br /> <br /> WHEREAS, the Subject Property was part of the proposed Alpine Acres sketch plan that <br />was received by the City on March 3, 2003 from Oak Creek Builders Inc.; and <br /> <br /> WHEREAS, on April 3, 2003, the Planning Commission reviewed the sketch plan and <br />recommended that the Developer proceed to the preliminary plat stage; and <br /> <br /> WHEREAS, subsequent to sketch plan review of Alpine Acres the Applicant desired to <br />develop the Subject Property with six townhome units instead of three new single family homes <br />as proposed on the Alpine Acres sketch plan; and <br /> <br /> WHEREAS, the Subject Property is zoned R-1 Single Family, which permits the <br />development of single family homes at a density not to exceed 3 units per acre: <br /> <br /> WHEREAS, on 'May 5, 2003, the City received a rezoning and comprehensive plan <br />amendment application to change the land use designation from low density residential to <br />medium density residential in-the Comprehensive Plan and rezone the Subject Property from R-1 <br />Single Family to R~2 Medium Density Residential. The comprehensive plan amendment and <br />rezoning would allow the Subject Property to be developed with townhouse units not to exceed a <br />density of seven units per acre; and <br /> <br />-295- <br /> <br /> <br />
