Utility Funds. The final utility plan will be reviewed as part of the site plan and plat submittal. <br />A detailed drainage plan will also be reviewed as part of the site plan and plat submittals. <br />With the site plan and plat applications staff will be reviewing compliance with the standard <br />requirements for right-of-way and drainage and utility easement dedications. In general terms <br />the City will be requesting 120.' of right-of-way for Bunker Lake Blvd, and 80' of right-of-way <br />for Puma St. Drainage and utility easements must be 10' in width abutting dedicated right-of- <br />way, 5' in width along both side and rear lot lines, and encumber the 100-year flood zone for all <br />existing and proposed surface waters. <br />The Preliminary Site Layout will be reviewed with the application for Preliminary Site Plan <br />Review, which is the next stage of review. <br />Recommendation: <br />Staff recommends moving forward with Preliminary Plat, contingent upon compliance with the <br />City Staff Review Letter, dated September 9, 2010. <br />Commission Action: <br />Provide the developer with feedback and direction related to the proposed sketch plan. <br />Review Checklist: <br />Associate Planner <br />City Engineer <br />PC: 09.16.10 <br />Attachments: <br />A) Site Location Map <br />B) Sketch Plan <br />C) Letter to Anoka County Highway Department <br />D) Staff Review Letter dated <br />74 <br />
