The sketch plan includes one sheet prepared by Anderson Engineering, dated August 12, <br />2010. We offer the following comments regarding your application: <br />General: The submitted major subdivision proposes to plat approximately 186 acres <br />(including portions of Pine Shadows Addition and currently unplatted lands) to create one <br />buildable lot (approximately 88 acres) and two outlots (38.71 acres and 49.23 acres). The <br />subject property is generally located west of Armstrong Blvd, south of Alpine Dr and north <br />of the railroad tracks. <br />Zoning: The subject property has multiple zonings including R-1 Residential, R-2 <br />Residential, R-3 Residential and TC-2 (Town Center). Schools, whether private or public, <br />are not a permitted use in any of these districts. We are in receipt of a zoning amendment <br />application to rezone the property to Public/Quasi Public, which does include both public and <br />private schools as a permitted use. However, the Public/Quasi Public district does not have <br />specific bulk standards and thus, as has been past practice, this review letter will evaluate the <br />proposal based on the standards of the B-1 Business District. <br />Lot Size Requirements: There are minimum lot size requirements. The minimum required <br />lot area is 'A acre and the minimum required lot width is 100 feet. Lot 1 is proposed to be <br />88.12 acres, 77 acres of which are proposed to rezoned to Public/Quasi Public and require <br />Comprehensive Plan Amendment; while Outlots A and B are proposed to be 38.71 acres and <br />49.23 acres, respectively. Additionally, each lot shall have a minimum depth of 150 feet. <br />All three lots conform to the minimum lot size requirements. <br />Access and Streets: The site proposes one access from Armstrong Blvd where Bunker Lake <br />Blvd would be extended as a local street within a 120' right-of-way. Upon development, <br />Oatlot A would access an improved Puma St and Alpine Dr, Outlot B would access from the <br />extended Bunker Lake Blvd and potentially an improved Puma St Full build out of Bunker <br />Lake Blvd shows it as a four lane road with two lanes in each direction.
