Lasher <br />Planning <br />Architecture Project: Ramsey Municipal Parking Facility — Phase II City Project 10-22, <br />Urban Design SP 199-080-02 <br />Subject: Scope of Work and Fee Proposal for: <br />(1) Functional design and layout modifications to ramp to accommodate <br />between 200 and 240 cars of controlled access parking (all covered <br />stalls — no roof -top) <br />(2) Ramp modifications to accommodate adjacent 240 unit apartment <br />structure for life -safety and separation issues, revise stair locations as <br />required, revised pedestrian and vehicular access/egress, <br />(3) Bidding the final Federal Aid package through MnDOT State Aid <br />Office, and if a Contract is awarded, <br />(4) Construction Administration Services for the Parking Ramp <br />Expansion. <br />Date: September 22, 2010 <br />The following is a complete listing of services as was discussed at our meeting today. I <br />have separated the work elements into four separate tasks to allow the City to <br />understand and review the work and fee proposed for each step. <br />Task I — Functional Desian Modifications:, <br />1. LSA will complete up to three concepts to revise the current functional design of <br />the Ramsey Parking Facility to allow for dedicated and access controlled <br />parking for between 200 and 240 cars. <br />2. LSA will provide options for access control equipment. <br />3. LSA will attend up to three (3) client meetings to initiate project, present <br />concepts and pricing. <br />4. LSA will also prepare an estimated construction cost report that will include <br />additional equipment and ramp improvements necessary to accommodate this <br />change. <br />Task I Fee: <br />Schedule: <br />$4,500 plus normal Reimbursable Expenses <br />3 to 4 weeks <br />Task 11— Revise Contract Documents to Accommodate an adjacent 240 Unit Housing <br />Project <br />1. LSA will work with housing architect to accommodate building separation and <br />access/egress requirements impacting the parking facility. We will then review <br />the Life Safety requirements with the City Building Officials and update the <br />Contract Documents. <br />
