The Southwest Quarter of the Southeast Quarter, Section 20, Township 32, Range 25, <br />Anoka County, Minnesota, except that part platted as Menkveld's Pine Hills North. <br />-And- <br />That part of the Northeast Quarter of the Northwest Quarter and the Northwest <br />Quarter of the Northeast Quarter that lies north of the Burlington Northern railway <br />right -of -way, Section 29, Township 32, Range 25, Anoka County, Minnesota. <br />-Or upon recording - <br />Lot 1, Alpha Development <br />4 That the total area of the property to be rezoned is 85.28 acres in size. <br />5. That the proposed rezoning is located within the Metropolitan Urban Service Area (MUSA) <br />boundary <br />6. That the Subject Property is currently zoned R -1, R -2 and R -3 Residential. The property is <br />adjacent to a commercial area zoned TC -2 to the south, by Wetland and R -1 Residential to <br />the north, by R -2 Residential to the West and Armstrong Blvd and Town Center Zoning to <br />the East. <br />7. That the proposed development is for a new K.-12 private school. <br />8. That the proposal is /is not designed to incorporate open spaces, community gathering <br />places, public and private recreational spaces, and educational facilities. <br />9. That the Applicant is /is not proposing a high quality of design and design compatible with <br />surrounding land uses, both existing and planned. <br />10. That the proposed public amenities, facilities and open spaces are /are not greater than the <br />minimum requirements of existing zoning and determined to be in the public good. <br />11. That the Applicant is proposing a development that is /is not compatible with the purposes <br />and intents of this Zoning Chapter and the City's Comprehensive Plan. <br />12. That the proposed development will/will not exercise any substantial detrimental influence <br />on the market value of surrounding properties. <br />13. That the proposed development will/will not show a favorable economic impact on the <br />community at large. <br />14.
