Standard Option #1 Option #2 Park Dedication: 83.5 acres being platted = 4.18 acres or $395,623 (or a combination of land and cash) Trail Fees: 83.5 acres being platted = $91,015 LCA trail (south of the wetland) shown on sketch is approximately 2,800' feet long at a cost of approx. $56,000 (if 10' wide and $20 per foot construction cost) LCA opportunity: dedicate to the public for shared use a 20' corridor for 2,800' equates to 56,000 square feet, or 1.29 acres, or .31% Park Land Dedication fulfilled. " Which then also makes eligible the crediting of the above trail construction costs against Trail Fee dedication. (Trail Fees now $35, 015) New balance of Park Dedication $272,980. ($395,623 x .31= $122,643. $395,623 - $122,643 = $272,980) PLUS, credit for trail construction and land (instead of trail easement in a wetland) `nets' $234,643 in value for LCA. ($56,000 credit against Trail Fees, plus $122,643 reduction in Park Dedication [land] lieu of cash, plus additional $56,000 that would needed for trail — over and above PD and Trail Fees.) Option #3 Third option, apply both Park Dedication (cash) and Trail Fees to approximately 3,200' feet of boardwalk in wetland in the near term, or future. 2010 boardwalk quote = $142.49 per foot (at 8' foot wide) 3,200' boardwalk at $142.49 = $455,969 (PD & Trail `balance' of $30,670) Staff is currently working with the Developer to come up with a solution to address the park dedication and trail fees that will satisfy the current needs of the community and the project and Staff will have a recommendation at the meeting on Thursday night.
