Tenant shall have consecutive options to extend the term of this Lease on Parcel 2 for 1 additional <br />year from and after the expiration of the first tern granted under this Lease and for each term thereafter, <br />on the same terms and conditions as contained in this Lease. <br />Each of said options to extend the tern of the Lease shall be exercised by written notice given to <br />Landlord by Tenant at least 90 days prior to the expiration of the then current term, and upon the giving <br />of such notice, the then current term shall thereupon be automatically extended without further act by <br />either Landlord or Tenant upon the same terns and conditions as provided in the initial term herein, <br />except as hereinafter provided. <br />In order to effectuate the option on Parcel 2 the Landlord must agree to the extension of the <br />option <br />:�01QY_I <br />Tenant shall pay $2,640.00 per month ( "Base Rent "),as and for the rent of the Premises. Tenant <br />will pay all of his operating costs associated with maintenance of the Premises as an outdoor storage <br />facility and parking lot. Rent is due in advance on the first day of each month with the first rental period <br />payment due on the commencement date and continuing on the first day of each month thereafter during <br />the term. <br />In the event Parcel 2 is not being rented then the Tenant shall pay $1,620.00 per month as the rent <br />for Parcel 1. <br />Landlord shall pay the real estate taxes, special assessments or any other charges the Landlord <br />makes against the Premises, except for the stone water utility charge described in paragraph 12. below <br />which shall be the Tenant's expense. <br />USE: <br />Tenant will use and occupy the Premises solely as a parking lot or outdoor operable auto, truck <br />and recreational vehicles storage facility, or other uses permitted by Ramsey City Ordinance. <br />8. ASSIGNMENT AND SUBLETTING: <br />a. Tenant previously owned the Premises and leased the Premises to Barry Gallati, Mark <br />Larson, Brandon Peters, Radu Kryshmaru, and EZ Auto Sales, Inc. ( "Existing Tenants "). <br />Tenant's leases with Existing Tenants do not terminate until January 21, 2013, October <br />18, 2012, July 31, 2012, May 9, 2013 and December 31, 2014 respectively. The lease <br />relationships between Tenant and the Existing Tenants are acceptable to Landlord, and <br />will continue and may be renewed EXCEPT that in no event may the Tenant increase the <br />space leased to an Existing Tenant from that amount of space leased to an Existing <br />Tenant as of the date of this Lease. <br />b. Tenant shall have the right to sublease the Premises. Tenant shall notify the Landlord of <br />the said subtenant's name and contact information prior to signing a sublease with any <br />new subtenant. Tenant shall notify any prospective subtenant of the Landlord's pending <br />Highway 10 Improvement project. Tenant shall require each of its subtenants to execute <br />the attached Exhibit A, titled Lease Addendum Subsequent Tenant, and attach said <br />Exhibit A as an addendum to any future Premises subleases.
