We offer the fbllowing comments: <br /> <br />General: r~ne site plan is proposing tO develop an office/laboratory buildLng on Lot 1, Block 3 Surutlsh <br />Lake Business Park. The sire is generally located on Azurite Street between Hwy. 116 and Sumtlsh <br />Lake Blvd. <br /> <br />Zoning: The si're is currently zoned"E-1 Employment; of Kce/laboratory buildings are a perm[ned use <br />in this district. <br /> <br />'Lot Coverage: The proposed building is 2,596 square feet, and the lot [s approximately 105,163 <br />square feet, fbr a total lot coverage 'of approximately 2% (lot coverage is restricted to 45% in this <br />zoning distr/ct). <br /> <br />Accessory Use: There are no accessory, uses indicated on the submitted site plan. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. <br /> <br />Setbacl~: The building location meets the 35-fbot front yard, 20-foot side yard, and 35-feet rear yard <br />setback requirements. City Code requires a 20-foot ~een space area adjacent to ail public roadsl which <br />the proposed sire plan appears to meet. <br /> <br />Signs: A sign is indicated in the submitted site plan. For your information, signs must be approved <br />through a separate administrative permit process.
