Dental Creations - Site Plan
August !9; 2003

along any public road frontage on the prope~wy. Cip/Code also requires that no less than 25°,4 of the
trees planted be deciduous and no less than 25% be coni.t'erous. Furthem2ore, City Code requires that
no more than 25% of the trees planted consist of ornamental trees. In addition to these plantings, City,
Code also requires that one (1) oversrory tree per ten (10) parking spaces be installed, within or
immediately adjacent to the parking are~ to provide shade and visual relict: FtnallT, City Code
requires that four (4) shrubs be planted ~br each required tree.

The parcel has roughly 1,400 lineal feet of site perimeter, which equates to a minimum of thirty-five
(35) trees co be installed. Of these, a minimum of eight (8) need co be planted along Azurim St..to
satis~z the public road ~'rontage planting requirement. The remaining trees can be planted throughout
the property,.

The cnn:em landscaping plan shows a total of eight (8) trees being installed, including four (4) along
Azurite S ~. ,~7 additional ~venty-seven (27) trees need to be incorporated into the landscaping. Of
these additional trees, at least four (14) need to be installed along Azurim St to satisfy the public road
frontage planting requirement.

Tee current plan only shows six (6) shrubs being installed. This is ~vell short of the required number of
sba'ubs (! 40). Staff realizes that 'the minimum number of required slTpabs might be urrrealistic tbr this
si~e. As such, [fa revised plan is submitted that displays a reasonable attempt to fulfill tbf/s
requirement, St-afl may consider k acceptable.

There are s~enry (20) parldng stalls indicated on the site plan. This results tn the need for a minimum
of ~,vo (2) additional overstou trees that should be planted within or adjacent to the parking area. The
planting area for each of these trees shall be a minimum of 162 square feet. The current plan does not
provide for -any landscaping specific to the par'king -area.

All species included in the species palette are considered to be acceptable as outlined in the Ramsey
Tree Book except fbr the Compact Aznur Maple. Tki's is a prohibited species and must be replaced in
the species palette with another species that is considered to be acceptable or prefe~ed. All species
appear to meet the minimum size requirements stated in City Code.

A revised landscaping plan will need to be submitted that includes the additional shrubs, the parking
lot landscaping, and provides the minimum number of required trees. Please keep in mind that there
can be ao less than 25% coniferous trees and no less than 25% deciduous trees in the overall plant/rig
schedule. Also, no more than 25% of the total number of trees planted can be ornamentals. The
Ramsey Tree Book should be referenced to dermrnme additional shrubs that would be acceptable
and/or preferred. There are no existing trees identified on the landscaping plan; any existing trees (to
remain or to be removed) should be identilled on the revised landscaping plan.

Architectural Standards: City Code restricts building height to 35 feet and exterior Wall finishes to
natural or prefabricated brick or stone or pre-east concrete panels or some other material approved by
City Council. The submitted building elevations appear to meet both requirements. A color elevation
Should be submitted, to be shown at the ?lanning Commission meeting.

102
