Dental Creations- Site Plan <br />August 29, 2003 <br />Page 3 of 4 <br /> <br />Waste Storage: Ci~ Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan appears to meet this requirement. <br />Please provide additional information on any v/pcs of hazardous materials that will be used in the <br />facility and plans ~br their disposal. <br /> <br />OffxStreet Partdng - Spaces Required: C[ry Code requires one parking space per 300' square feet of <br />floor space ~br office uses. The submitted site plan indicates 20 parking spaces; City Code requires 9 <br />spaces. <br /> <br />Lighting: One light on each of the north and west wails are proposed to face the parMng lots. The <br />lights are proposed to be 150-watt high-pressure sodium fixtures with downcast shields. Shop drawings <br />of the lighting fixtures 'ihou-ld be submitted to' ensure they meet exterior lighting standards. <br /> <br />Drainage and Grading: A one-sheet plan illustrating the Fading, drainage, and erosion control has <br />been prepared by Craig Joclmm P.E. and dated 8/5/0_3. The parking lot drainage flows from rio~heast <br />to southeast and [s collected in a catch basin located in the southeast comer of the lot. This catch basin <br />in turn discharges into an existing storm sewer stub which directs the flow into the re~ional detention <br />pond across Azurite St., designed to service this development. This plan is generally acceptable, <br />however, additional spot elevations should be added to the curblines. A permit will be required from <br />the Lower Rum River Wamr Management Organization. <br /> <br />Access: The site proposes one access omo Azurite Street. The proposed access is acceptable. <br /> <br />Storm Water Management Fee: TbS City has enacted a Stormwater Management Fee and the current <br />rate is Three Thousand Seven Hundred Fort,/One Dollars ($_3,741.00) per industrial acre. The amount <br />of Smrmwarer Management Fee due on the 2.4-acre parcel is Eight Thousand, Nine Hundred Seventy- <br />Eight Dollars ($8,978.00). A cash payment will be required prior to the City issuing a Building Permit. <br /> <br />REU Number: This site will be assi~oxxed an REU number of 3.8 based upon the amount of impervious <br />area.
