Concepts <br /> <br />Dear Robert: <br /> <br />We are in receipt, ok' a Sire Plan, Landscaping Plan, Floor PI'an. and Building Elevations prepared by Phillip <br />D. Johnson, dated August 4, 2003, a Cemficate of Survey prepared by Hakanson ,~M~derson, dated July 30, <br />,00~, and a Grading Plan prepared by Hakanson Anderson, dated ~<ugust 1, _002. We o~r the following <br />comments: <br /> <br />General: The site plan is proposing to develop a cabinetC/ manufacturing facili~ on Lot 3, Brock l <br />Sunfish Lake Business Park ?d Addition. The site is generally located on Azurite S~reet at Highway 116' <br />and Sunfish Lake B [vd. <br /> <br />Zoning: The site is currently zoned E.-t Employment; cabinetry manufacturing facilities are a permitted <br />use in this zoning district. <br /> <br />Lot Coverage: The site plan proposes to construct a 10,976-square-foot cabinetry manufacturing facility <br />on a 1.4-acre lot, ~br a total lot coverage of approximately 17% (the maximum allowed under City Code is <br />45%). <br /> <br />Accessory Use: There are no accessory uses indicated on the submitted site plan. <br /> <br />Utilities: The ~'acility will be served by municipal sewer and water facilities. <br /> <br />Setbaclcs: The building location meets the 20-foot side yard and 35-fbot front and rear yard setbacks. City <br />Code requires a 20-~bot g-teen space area adjacent to all public roads, which the proposed site plan appears <br />to meet. <br /> <br />Landscaping: City Code requires that one (1) tree per every forty (40) lineal feet of site perimeter be <br />planted throughout the site. Of these trees, there must be at least one (1) tree planted per thirty-five feet <br />along any public road fkontage on the property.. City Code also requires that no less than 25% of the trees <br />planted be deciduous and no less than 25% be coniferous. Furrhermpre, Ci~ Code requires that no more <br />than 25% of the trees planted consist of ornamental trees. In addition to these plantings, City Code also <br />.requires that one (1) oYerstory tree per ten (10) parking spaces be installed to provide shade and visual <br />{'eljer.
