Concepts - Site Plan <br />August 29, 2003 <br />Page 2 of 3 <br /> <br />existing ~ees identified on the landscaping plan; any existing trees (to remain or to be removed) should be <br />identified on ~,he revised ~andscapm~ plan. <br /> <br />The parcel has roughly 1,000 lineal feet of site perimeter, which equates to a minimum of twenty-five (25) <br />trees to be installed. Of these, a minimum of t~ve (5) need to be planted along Azurire St to satisfy, the <br />public road frontage pianting requirement. The remaining trees can be planted throughout the property. <br /> <br />The current landscaping plan shows a total of ~wven~/-five (25) trees being installed, including six (6) along <br />Azurite St., both of which satis~/r, he minimQm pianring requirements established in Ci~ Code. However, <br />the plan only shows a total of fiiSy-t~ve (55) shrubs being installed. This results in a shortage of forcy,-tlve <br />(45) shrubs on site. There does appear ro be room to extend the shrub bed along :he eastern ~'ace of the <br />building, which '~vould allow ~br additional shrubs to be included. If the shrub bed is extended, Staff'feels <br />that this would be sadsfactotw even if the total number of shrubs does not meet the minimum requirement. <br /> <br />There are tSfreen ( 1 f) parking stalls indicated on the site plan. This results in the need rbr a minimum of <br />two (2) additional oversrory trees ,:i~at need to be planted within or adjacent to the parking area. The <br />planting area tbr these trees sha~l be a minimum of i62 square feet. The current plan does nor provide ~br <br />any landscaping specific to the parking area. <br /> <br />All species included in the species palette are considered to be either acceptable or preferred as outlined [n <br />the aamsey Tree Book. Ail species appear to meet the minimum size requirements'except for the two <br />ornamental species. The',/are listed in the species palette as one and a quart, er (i ~,'~) inches and City Code <br />requires them to be a minimum of one and a half inches (l <br /> <br />A revised landscaping plan will need t¢ be submitted that includes the additional shrubs, the parking <br />landscaping, any existing trees, and provides for the change in size of the ornamental trees. The Ramsey <br />t~e~, Book st~ould be referenced to determine additional shrubs tha~ would be acceptable and/or prefexed. <br />Finally, the current plan indicates that the species of trees and/or shrubs may change, for various reasons. If <br />they are altered, any new species will need the approval of the City prior to their installation. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet and exteNor wall finishes to. <br />natural or prefabricated brick or stone or pre-cast concrete' panels or some other material approved by City' <br />Council. ~e submitted building elevations appear to meet both requirements. A color elevation should be <br />submitted, to be shown at the Ptanning Commission meeting. <br /> <br />Waste Storage: City, Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan appears to meet this requirement. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space per 1,000 square feet of <br />industrial floor space. The submitted site plan indicates 15 parking spaces, which, meets Code <br />requirements. <br /> <br />Lighting: The plan proposes five wall pack light units. Three of these units face the parking lot, and two <br />face Azurite St. Shop drawings of the wall pack units should be submitted to ensure compliance with City <br />commercial lighting standards. <br /> <br />112 <br /> <br /> <br />
