,/
CASE # 7"
REQUEST TO REZONE PROPERTY FROM E-1 EMPLOYMENT DISTRICT TO
PLANNED UNIT DEVELOPMENT (PUD);
CASE OF BASALT PROPERTIES, LLP
By: Patrick Trudgeon, AICP, Assistant Community Development Director

Background:

Basalt Properties, LLP is proposing to develop two' commercial buildings on 2.62 acres along
Basalt. N.W., south of Highway 116. The subject properties currently consist of three separate-
parcels platted as Gateway North. As part of the development, the City is processing a minor
subdivision to combine the three lots and a site plan. As part of their request, the applicant is
also asking that the property be rezoned to Planned Unit Development (PUD) to allow for two
principal buildings on the property and for a smaller rear yard setback for one of the buildings.

The fbllow{ng items are enclosed for your information:

a) Site Location Map
b) Proposed Findings of Fact
c) Proposed Ordinance

Notification:

Property owners located within z/00 feet were notified of the proposed rezoning: State law
requires that the City notify property owners within 350 feet be notified.

Observations:

The property is 2.62 acres in size and is currently vacant. It was previously used for Outdoor
storage by the previous owner. The applicant is proposing to develop two principal buildings
that will be used for storage and industrial uses.

The applicant is proposing that the subdivision be processed as a Planned Unit Development
(PUD). The applicant is requesting the use of a PUD in order to allow for two buildings on one
lot and for a reduced rear yard setback on the western building.

Two buildings on one lot: The applicant is requesting to have two buildings on one lot
due to the desire to share a maneuvering area for trucks between the'two buildings. The
layout the individual lots do not lend themselves to contain an average-size building, with.
a parking lot and room for maneuvering area. By combining the lots and .sharing a
maneuvering area, the applicant has indicated that he has created a more unified looking
development and maximized the use of the land to create a geater tax base. Staff has
reviewed the proposal and concurs that the site, due to its layout, makes it difficult for an
industrial or warehouse business to be located on them. This area has also been targeted

37
