CASE <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br /> CASE OF B~, SALT PROPERTIES, LLP <br />By: Patrick Trudgeon, AICP, Assistant Community Development Director <br /> <br />Background: <br /> <br />Basalt Properties, LLP has submitted a site plan to develop two commercial buildings on <br />2.62 acres along Basalt St. N.W., south of Highway 116. The subject properties <br />currently consist of three separate parcels platted as Gateway North. As part of the <br />development, the City is processing a minor subdivision to combine the three tots and a <br />Planned Unit Development zoning request to allow for two principal' buildings on the <br />property and for a smaller rear yard setback for one of the buildings. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Letter from applicant describing request dated August 3, 2003 <br />Site plan <br />Building elevations <br />City Staff review letter dated August 29, 2003 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />Basalt Properties, LLP is proposing to construct two buildings; a 11,200 square foot <br />building and a [6,800 square foot building both of which will house office, storage, and <br />industrial activities. The site is currently zoned E-1 and the proposed uses are permitted <br />uses within the District. <br /> <br />The southern building (Building A) on the Subject property meets the required 35-foot <br />front and rear yard and 20-foot side yard setback requirements. The northern building <br />(Building B) meets the front-yard setback of 35 feet and the side yard setback of 20 feet. <br />The rear yard setback for Building B is 26 feet, which is less than the required setback of <br />35 feet. However, the applicant is requesting that this deviation be allowed as part of the <br />Planned Unit Development (PUD) rezoning, Staff feels that this deviation from the <br />required rear yard setback is acceptable contingent on approval of the PUD rezoning. <br />City Code requires a 20-foot green space area adjacent to all public roads, which this site <br />plan meets. <br /> <br />The site is located on the corner of Basalt St. and 141st Ave. Building A will have access <br />to its parking lot from 141st Ave. Building B will have access to their parking lot from <br />Basalt St. Both buildings will have a shared access from Basalt St. for a truck <br />maneuvering area. The proposed access ts shown to be 50 feet wide. Staff feets that this <br />is too wide and would like to discuss with the applicant on reducing the width of the <br />access. <br /> <br />53 <br /> <br /> <br />
