Building A is required to have 11 parking spaces and shows 21. It should be noted that 6 <br />of these spots are located in front of the overhead doors in the rear of the building that <br />may not be able to be used as parking spaces on a full time basis. Since the parking <br />requirements ~br Building A are being met in the south parking lot, Staff does not have a <br />concern with the parking spaces located in front of the overhead doors. Building t3 is <br />required to have 17 and shows 22. Once again, it should be noted that 6 of these parking <br />spaces are located in front of the overhead doors. Since only 16 parking spaces are <br />shown in the front parking lot, Building B could potentially be short of one parking space <br />if the overhead doors have active use. Staff is asking for clarification on the use of these <br />parking spaces in front of the overhead doors. <br /> <br />City. Code requires bituminous or concrete surfaces for parking and maneuvering areas. <br />The submitted site plan does not indicate the surface materials for these areas. The plan <br />also does not show a detail of the required B-612 concrete curb and gutter. A revised site <br />plan will need to be submitted to City. Staff showing these details. <br /> <br />The landscaping plm~ is generally acceptable subject to the addition of a few more trees <br />near the northern parking lot as outlined in the Staff Review letter. The exterior for both <br />buildings will be Bryant Redrock Exposed Aggregate wall panels which meet City Code <br />requirements. <br /> <br />Recommendation: <br /> <br />Ci~ Staff recommends site plan approval contingent upon compliance with City Staff <br />Review Letter dated August 29, 2003, the rezoning of the subject property, to PUT), approval <br />of the Basalt Properties final plat, and the developer entering into a development permit. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council ~ant approval of the proposed site plan <br />contingent upon compliance with City.
