K. alway: <br /> <br />We are in receipt of a Site P!an, Landscaping, and Grading, Drainage, and Utility Plans prepared by <br />SEI Consulting Civil Engineers dated August 5, 2003, Building Elevations prepared by Fischer <br />Engineering dated July 19, 2003, and Lighting Plan prepared by. South Side Electric dazed July 30, <br />2003. We offer the ~bllowing comments: <br /> <br />General: The site plan is proposing to deve[op two commercial buildings on 2.52 acres along Basalt. <br />N.W. The subject properties currently consist of three separate parcels planed as Gateway North. As <br />part of the development, the City is. processing a minor subdivision to combine the three lots and a <br />P!ann~i Unit Development (PUD) zoning request to allow ~br two principal buildings on the 'property <br />and for a smaller rear yard setback for one of the buildings. You are proposing an 1 ~,200 square foot <br />building and a 16,800 square ~bot building to house office, storage, and indusUdal activities. <br /> <br />Zoning: The site is currently zoned E-l; office, storage and industrial activities are allowed in tkis <br />district. <br /> <br />Lot Coverage: The site plan proposes to construct two building.for a total of 28,000 square feet. The <br />subject property is 1 [4,167 square feet in size. Your proposed lot coverage 25% which is under the <br />City's maximum lot coverage of 45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the principal <br />use are permitted, but such use shall not exceed 30% of the goss floor space of the principal use. <br />There are ao accessory buildings indicated in the current proposal. <br /> <br />Utilities: The facility will be served by municipal, seWer and water facilities that are being constructed <br />as parr of a City project. The City has reviewed the utility plan m3~d rinds it generally acceptable subject <br />to the tbllowing comments: <br /> <br />· The sanitary sewer service must be shown connecting to Basalt St. Insulation may be required <br /> on the serv/ce to ensure that freezing does not occur. <br /> <br />67 <br /> <br /> <br />
