Basalt Propexies, LLP- Sire Plan <br />August 29, 2003 <br />Page 2 of 4 <br /> <br />The site plan approval is .contingent upon sewer and water to be installed in Basalt Street. <br />Provisions shall be made co coordinate with that construction activity. <br /> <br />Setbacks: The southern building (Building A) on the subject property meets the required 35-~bot front <br />and rear ,~ard and 20-foot side yard setback requirements. The northern building (Building B) meets <br />the front-yard setback of 35 Seer and the side yard setback of 20 feet. The rear yard setback for <br />Building B is 26 feet, which is less than the required setback oi' 35 feet. However, you are requesting <br />chat this deviation be allowed as parr of the Ptanned Unit Development (PUD) rezoning. Staff feels <br />that cilia deviation from the required rear yard setback is acceptable contingent on approval of the PUD <br />rezoning. Cir/Code requires a 20-foot ~een space area adjacent to all public roads, which this site <br />plan meets. <br /> <br />Landscaping: Cit,/Code requires one (1) tree per every, forty, (40) lineal feet of site perimeter be <br />planted tkrouemut the site. Of these crees, there must be at least one (1) tree planted per thirty-five feet <br />along any public road .Sromage on the prope~. City Code also requires chat no [ess than 25% of the <br />~ees planted be deciduous and no [ess than !5% coniferous. Furrhenmore, City,.' Code requires that ne <br />more than 25?4 of the crees planted consist of ornamental trees. In addition to these plantings, City. <br />Code also requires that one (I) overstou tree per ten (10) parking spaces be installed, within or <br />immediately adjacent co the parking area, to provide shade and visual relief Finally, City Code <br />requires that four (4) shrubs be planted Ibc each required tree. <br /> <br />The parcel has roughly i,570 lineal feet of sire perimeter, which equates r.o a minimum of thirty-nine <br />(39) trees to be installed. Of these, a minimum of twenty-two (22) need to be planted along Basalt St <br />and ! 41st Ave to satisfy, the public ro~d irontage planting requirement. The remaining trees can be <br />planted throughout the propew/. <br /> <br />The current mndscapm_ plan shows a total of thirty-one (3 l) trees being installed on site and that <br />twelve (12) existing trees will be preserved, resulting in a total of t-brt-y-three (43) trees (the ex, isting <br />trees are of sufficient size to be credited toward the planting requirements). These include thirty-one <br />(3 l) installed trees along both Basalt St and 141~t Ave and an addkional lbur (4) trees, which are being <br />preserved, along Basalt St. The landscaping plan also includes a total of 158 shrubs that will be <br />installed, which is two more ~han required by Civ/Code. <br /> <br />There are forty-five (¢5) parking stalls indicated on the site plan. This results in the need for a <br />minimum of four (4) additional overstory trees that should be planted within or adjacent to the parking <br />areas. These plantings should occur in or adjacent to the two lots on the north and south ends of the <br />site. The planting area for each of these trees shall be a mimmum of 162 square feet. The southern lot <br />has sufficient planting~ adjacent to it; however, there should be ar least one additional tree, and <br />preferably two or more, installed along the northern lot to provide some shading to these stalls. <br /> <br />,411 species included in the species palette are considered to be ekher acceptable or preferred as <br />outlined in the Ramsey Tree Book. All species appear r,o meet the minimum size requirements stated <br />in City Code; although, there is one discrepancy in regard to species size. The species palette does not <br />indicate the size of the Skyline Honey Locust. <br /> <br />68 <br /> <br /> <br />
