13asalt Properties, LLP - Site Plan <br />August 29, 2003 <br />Pa~ 3 o~4 <br /> <br />Overall, the landscaping plan meets the requirements of City Code. However, a revised plan that <br />includes some plantings along the northern parking lot and indicates the size of the Skyline Honey <br />Locust should be submitted. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall finishes to <br />natural or ?reihbricated brick or stone or pre-cast concrete panels or some other material approved by <br />City Council. The exterior ibr both buildings will be Buant Redrock Exposed Agg-regate wall panels <br />which meets the City's requirement. '-Fne building elevations shown on the plans indicate that the <br />building's height to be 22 ~'eet, which meets City Code. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles, be stored within a <br />completely screened structure or container. The submitted sire plan does not identify a waste storage <br />area. Please indicate whether their will be outside ,/~asre storage. <br /> <br />Off-Street Partdng - Spaces Required: Cir? Code requires one parking space per 1,000 square feet of <br />floor space. Building A is req.uired to have 11 parking spaces and shows 21. It should be noted that 6 of <br />these spots are located in ii'ont of the overhead doors in the rear of the building, that may not be able to <br />be used as parking spaces on a 5all time basis. Since the parldng requirements for Building A are being <br />met in ~he front parking lot, staff does not have a concern with the paring spaces located in front of <br />the overhead doors. Building 13. ts required to have 17 and shows 22. Once again, it should be noted <br />that 6 of these parking spaces are located in [¥ont of the overhead doors. Since only 16 parking spaces <br />are shown in the front parking lot, Building B could potentially be short of one parking space if the <br />overhead doors have active use. Ptea~e provide the Ci~ ir~tbrmation regarding the use oft he overhead <br />doors in Building B. <br /> <br />Partdng and Maneuvering Areas: The submitted site plan does not show detail about the parking <br />lots or the central maneuvering area. It should be noted that both the parking ~'ots and maneuvering <br />area will need to be of bituminous or concrete surface. All parMng areas are required to be delineated <br />with B6-12 concrete curb and gutter. Please provide a revised sire plan showing these requirements. <br /> <br />Lighting: The submittals propose five wall' mounted 400-watt high-pressure sodium lights on each <br />building. City commercial [ighting standards require that the lumina/re (li~b.t source) must not be <br />visible from beyond the property line. The City has received a lighting plan as part of the submittal and <br />will be reviewing the inlbrmation to make sure that the lights will meet Ci~ Code. <br /> <br />Drainage and Grading: Staf£has reviewed the ~ading, drainage, and erosion control plan and finds it <br />generally acceptable subject to the ~bllowing comments: <br /> <br />· Coordination with the street contractor for the Cie/project is required, for grading activi~ to <br /> occur. <br />· it is the intent' of the ~ading to accommodate an urban curb and gutter section. This ~ading <br /> and/or fill will be your responsibili~. <br />· AIl drainage ponds must be showing as drainage and mili~ easements on the final plat. <br /> <br /> <br />
