District has been obtained (if necessary); and (f) this Development Contract has been <br />signed and received by the CITY. A footings and foundation permit for the structure <br />has been released due to prior action of the Ramsey City Council. <br />b.) No occupancy permit for any lot in the Plat shall be issued until: (a) vehicular access <br />to the lot is provided, including the installation of at least one layer of bituminous <br />surfacing; (b) all utilities are in place, operational and accepted by the CITY; (c) for <br />lots that have a slope of less than 2 %, a certificate of grading, prepared by a licensed <br />(State of Minnesota) professional land surveyor, must be provided to the CITY <br />documenting that the flattest grade on this lot is 1% or greater; and (d) boulevard sod <br />and landscape tree, or escrow for same, have been provided. <br />17. Park Dedication. The Plat is located in the City's Greenland Hills District. The current park <br />dedication requirement is $4,738 per commercial acre. The amount due on the Plat, which is <br />2.35 acres in size, is Eleven Thousand One Hundred Thirty Four Dollars and No Cents <br />($4,738.00 x 2.35 acres = $11,134.00). The Permittee shall pay all park dedication fees <br />before release of the plat for recording at Anoka County. The rate in effect at the time of <br />execution of this Contract will be collected. <br />18. Trail Development Fees. The current trail development fee is $1,090 per commercial acre. <br />The amount due on the Plat is Two Thousand Five Hundred Sixty Two Dollars and No Cents <br />($1,090.00 x 2.35 acres = $2,562.00). The Permittee shall pay all fees before release of the <br />plat for recording at the County Recorder's Office. The rate in effect at the time of execution <br />of this Contract will be collected. <br />19. Water and Sanitary Sewer Connection (Trunk) Fees. The current water connection fee is <br />$8,337 per acre. The current sanitary sewer connection fee is $3,824 per commercial acre. <br />Thus, the total amount due on the three acre Plat is Twenty Eight Thousand Five Hundred <br />Seventy Eight Dollars and No Cents ([$8,337.00 x 2.35 acres] + [$3,824.00 x 2.35 acres] = <br />$28,578.00). The Permittee shall pay these fees before the release of the plat for recording at <br />County Recorder's Office. The rate in effect at the time of execution of this Contract will be <br />collected. <br />20. Water and Sanitary Sewer Lateral Fees. The current water lateral fee is $8,777 per <br />connection. The current sanitary sewer connection fee is $3,847 per connection. The amount <br />due on the Plat is Twelve Thousand Six Hundred Twenty Four Dollars and No Cents <br />([$8,777.00 x one (1) connection] + [$3,847.00 x one (1) connection] = $12,624.00). the <br />Permittee shall pay all fees before release of the plat for recording at Anoka County. The <br />rate in effect at the time of execution of the Contract will be collected. <br />21. Stormwater Management Fee. The current stormwater management fee is $4,465 per <br />commercial acre. The amount due on the Plat is Ten Thousand Four Hundred Ninety Three <br />Dollars and No Cents ($4,465.00 x 2.35 acres = $10,493.00). The Permittee shall pay all <br />fees before release of the plat for recording at Anoka County. The rate in effect at the time of <br />execution of the Contract will be collected. <br />22. Future Development Fees. The Permittee agrees none of the above fees are being collected <br />for any of the outlots and therefore said outlots are subject to similar fees at a future date <br />when it subdivides for development. <br />
