Grading. Final slope grades shall not exceed 3.5:[ unless terracing of <br />retaining walls are approved. Berrning for parking lots and open space <br />areas shall not exceed a slope of 3:1. <br /> <br />Required Ground Cover. In this district, all areas not otherwise improved <br />in accordance with approved site plans shall be sodded. Noxious weeds <br />do not constitute allowed gound cover in any district. <br /> <br />Irrigation. All landscaped areas shall include underground irrigation <br />systems. Exceptions to this requirement include landscaped areas that are <br />left in a natural state. <br /> <br />Open Space. Each townhouse development shall have at a minimum, 40% <br />open space for the enjoyment of its residents that may be held as private <br />lots or in common areas. Qualifying areas include grassed lawns, <br />landscape areas, gardens, natural areas, landscape roch, mulch, wetlands, <br />and ponding areas. Of the 40% open space, 10% is to be dedicated as an <br />identifiable common area for use by residents of the development. <br /> <br />Screening <br /> <br />Bufferyards: The table below establishes the minimum bufferyard and <br />additional plantings required when a higher density zoning district is <br />adjacent to a lower density zoning district. The screening' requirements <br />are applicable when any portion of a property with a higher zoning <br />designation shares a property line with a lower zoning designation. <br />Within that bufferyard, an additional percentage of landscaping is also <br />required as based on the minimum landscape plantings.
