Addition <br /> <br />Dear John: <br /> <br />We are in receipt of your preliminary plat to develop single-family residential lots in Ramsey. <br />The preliminar7 plat consists of a Preliminary Plat (C1), Preliminary Udlky Plan (C2), and <br />Preliminary Grading Plan (C3), all prepared .by Passe Engineering and' dated Apr/1 [0, 2002, <br />revised May 21,2002. We offer the following comments: <br /> <br />General: Tae subject property, is 3 [.66 acres in size and is generally located west of T.H. <br />#47 and south of River Pines subdivision. The pretirmnary plat presented is proposing to <br />reptar Lots t and 2 of Wildlife Sanctuary Addition into 42 single-family urban lots. <br /> <br />It should be noted that the City is also re:viewing, development proposals for the remainder of <br />Wildlife Sanctuary, to the southeast, Sunflower Ridge to the south and Ever~een Point to the <br />southeast. The installation of streets, sanitary, sewer, mumcipal water and storm sewer will <br />have to be a coordinated effort between all four proposed development areas. <br /> <br />Zoning: The property, [s located within the M.U.S.A boundary, and is currently zoned R-IR <br />Rural Residential. The subject property, will need to be rezoned to P,.-1 Urban Residential in <br />order fbr single family urban lots ~o be developed on the subject property. Tie City has <br />received the required rezorfing application and the City Council will be reviewing tb.e request <br />on May 2§, 2002. <br /> <br />Density,: The 2001 Comprehensive Plan designates this area for [ow density single farnily <br />residential development and [ow densiV/has been established at 3 units per acre.
