The plan should be revised to meet the City regulations that require a 50-~bot <br /> tangent between reverse curves. <br /> b. Horizontal and re, cai curve in.tbrmation must be provided for all public <br /> roads and approved by the Cit,/Eng/neer. <br /> <br />Lot Size and Dimensions: Ali of the lots meet or exceed the 10,§00 square foot lot -area <br />requiremen[ and 80 ~bot lot width (90 foot lot width tbr comer lots) requirement. <br /> <br />G fading and Drainage: These comments are based on ~e Grading Plan that was prepared <br />on April t g, 2002 and revised, on April 22, 20{)2. A drainage permit will be required from <br />~vLnfDOT. Tee development will also require a permit fi.om the Lower Rum River Water <br />Management Organization and tk[PCA. Evidence of' the permits must be received before <br />~ading activities commence. <br /> <br />The Ci[y has requested that you work with the developers of the surrounding parcels in <br />coordinating among other things, ~ading and drainage plans. Specifically, you should <br />coordinate, with the de,/e{opers of Sur~lower Rhdge and Wildlife Soncmary 2~ Addition on <br />the ~b[lowing matters: <br /> <br />a. Outlets to the wetlands. <br />b. Over~1ow to [he Rum River <br />c. Street grades <br />d. Horizontal and vertical curves <br />e. Drainage of aorth half of your development <br /> <br />The Civ/ has enacted an ordinance that requires an elevation survey at the time of fboting <br />inspection ~o ensure compliance wit1~ the approved final grading plan. The ~ading plan shaiI <br />identify, which ~'/pe of house sryte (i.e. walkout, lookout, rambler, etc) is permitted on each <br />lot. No grades shall be flatter than 1%. Grades flatter than 2% will require a ceniScate of <br />grading prior to an occupancy permit being granted.
