City Council and
Metropolitan Council recently approved a 2002 Amendment to the Comprehensive Plan that
changes the preferred land use from low density residential to medium density residential. A
pubtic hearing to rezone the property to 1t-3 Urban Residential was held May 2nd' There were no
verbal or written comments submitted during the heating and the P[arming Commission
recommended rezoning the property to medium density residential in accordance with the
Comprehensive PIan.

The property is approximately 18.6 acres in size. The sketch plan proposed 131 units; the
preliminary plat is proposing 126 units, which equates to a net density of 6.9 umts per acre when
the wetlands are factored out.

Interpretation of lot size requirements in the current R-3 Urban Residential standards require a
total lot area of 644,000 square feet for the 126 units proposed; the parcel is 812,394 square feet
in area.

[n accordance with the new private street policy, the preliminary plat is proposing a main public
street tltrough the project area and it extends north off of Alpine Drive and continues to the north
boundary of the pla[, providing access to the north.
