'~.,, ~00~ <br />Page 3 of 4 <br /> <br />Taere is a one-Shot discrepancy on outlet elevations of Pond B between the utility and <br />grading plan. Class rlI riprap is required on ail aprons in stormwater ponds. The plan <br />should be revised to more clearly define the drainage patterns around the building pads <br />(i.e. Lots t8-2, Block 3). Toe plan should also consider extending storm sewer south on <br />Helium Sr. to pick up runoff exiting the she to the east. The storm sewer alignment is proposed to be encumbered with a drainage <br />and utility easement. The sewer and water alignment will also have to be identified with <br />drainage and atility easement on the final plat. A 20-foot drainage and utility easement <br />must be provided for the sanitary sewer and water main when located outside of public <br />road fight-of wa,./. A ten-foot drainage and utility, easement must also be provided around <br />the perimeter of the plat. <br /> <br />Traffic Generation Analysis: You have hired Hakanson Anderson to complete a traffic <br />impact study tbr Surrtlower Ridge. That study is attached to the case. The City has also <br />hired Hakanson Anderson for an analysis of the cumulative effect of traffic generated <br />from the area. Those results are not yet available. <br /> <br />Utilities and Water Usam: The development will be served by municipal water and <br />samtary sewer. Options fbr service are: a) developer extend sewer trunk and any costs <br />incurred above and beyond the sewer and water trunk tees due would be the <br />responsibili~ of the developer; b) the developer can wait for the interceptor; c) <br />developer can work out a lift station plan with surrounding developments that could be <br />vacated when the interceptor gets to the area. You have opted to plan ibr a lift station <br />that would be deep enough to serve all four developments (Wildlife Sanctuary 2''a and <br />Evergreen Point, and SunIlower Ridge).
