Lots_.' The City. Code standards for the lot sizes in the R-3 District are outdated and <br /> difficult to apply to current development trends. However, a reasonable interpretation is <br /> that the minimum amount of area required by the current standards for the number of <br /> units proposed would be 644,000 square feet. The area of the plat is 812,394 square feet. <br /> <br />Streets: [n accordance with the City's newly adopted townhome street policy, there is at <br />lea.st one main public street proposed to service the plat. It runs norria off of Alpine Drive <br />N.W. and continues to the north boundary of the plat. providing for access to the north. <br />There are wvo public street connections proposed with Ever~een Point to the east, and <br />another public street providing access to the west. The street to the west will be signed as a <br />future through street. There are private driveway collectors extending off of the public <br />streets that accommodate 79 of the 126 driveways. High dens/ties of driveways make it <br />difficult tbr snow storage. In addition to the use of private driveway collectors you have <br />designed the plat utilizing common driveway accesses to achieve the goal of minimiT./ng <br />'the number of accesses onto the public streets, <br /> <br />On the final plat, the north/south street should be named Iodine Street N.W., the public <br />street extension to the west should be 154'~ Avenue N.W., the most northerly public street <br />extension to the east should be 154m Lane N.W., and the most southerly public street <br />extension to the east should be Germanium Street N.W. <br /> <br />The streets <br /> a. <br /> b. <br /> <br /> plan should be modified as follows: <br /> Concrete curb is required to be installed on the north side of Alpine Dr. <br /> The plan should be revised to meet the City regulations that requ/re a 504hot <br /> tangent bebveen reverse curves. <br />c. 32 feet is standard road width required by the Cky. The plan Should be <br /> modified to reflect this standard. <br />d. Temporary cul-de-sacs must be provided until connections are made to future <br /> streets. <br />e. All private streets longer than 300 feet must have a 32-foot street width. <br /> A 20-foot radius [s required on all private streets. <br />g. Vertical and lmrizontal curve inforvnation must be provided for all public and <br /> private roads and approved by the City Engineer. <br /> <br />Gradin~ and Drainage: A permit from the Lower Rum River Water Management <br />Organization and the MPCA will be required for this development. The City has <br />requested that you work with the developers of the surrounding parcels in coordinating <br />among other things, grading and drainage plans. Specifically, you should coordinate with <br />the developers of Evergreen Point Townhomes on the following matters: <br /> <br />a. Outlets to the wet[ands. <br />b.
