The submittal consists of Preliminary. Plat (Sheet C1), Preliminary Grading Ptan (Sheet <br />Gl), and a Preliminary Utilities Ptan (Sheet C2) all dated April 2, 2002 and received by the City <br />on May 25, 2002, ail prepared by Passe Engineering. We o~er the following comments: <br /> <br />General: The subject property, is approx/mately 18.6 acres in size and is generally located <br />north of Alpine Drive and west of T.H. ~47. The preliminary plat proposes to develop <br />the property, wir, h 126 rownhome un[ns. The townhomes will be subject to a site plan <br />review tbr ail other -aspects of the proposal including but not limited to arch/tecrural <br />standards, off-street parking, structure setback, and landscaping. Tae results of the site <br />plan review may impact the actual number of townhomes to be developed on the <br />properS.. A development phasing plan will' be required as part of the final plat submittal <br /> <br />Zoning: The property, is currently zoned a combination of B-1 Business and B-2 <br />Bus/ness. ~ae 200I Comprehensive Ptan identifies the subject property for development <br />with [ow density residential uses. City Council and Metropolitan Council recently <br />approved a 2002 Amendment to the Comprehensive Ptan that changes the preferred [and <br />use from low densiu residential to medium density residential. A public hearing to <br />consider rezomng the property from B-I Business and B-2 Business to P~*3 Urban <br />Residential was ctmducted by the Planning Commission on May 2nd and they have <br />recommended approval of the rezoning. <br /> <br />Dens/tv: The subject property is approximately 18.6 acres and the 126 units proposed <br />results in a gross density of 6.7 units per acre.
