-26O- <br /> <br />CITY OF RAMSEY <br />DEVELOPS,LENT PER3,IIT <br />SUN-FLOWER RIDGE <br /> <br />On May 28, 2002, Site Plan approval was granted by the City of Ramsey ("City) to Oakwood <br />Land Development, Inc., ("Permittee") to construct 126 townhome units ("Structures") on the <br />property which is legally described as follows: <br /> <br />The East Half of the Southeast Quarter of the Northeast Quarter, Section 23, <br />Township 32, Range 25, Anoka County, ~finnesota. <br /> <br />Or upon recording of the plat: <br /> <br />Sunflower Ridge, Anoka County, Nfirmesota. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to ~9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />1. STRUCTURE.. 'All building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />STATE BUILD~G CODE COMPLL~kNCE. The Structures shall be constructed in <br />accordance with the requirements of the .State Building Code. <br /> <br />SITE PLAN COMPLIx-kNCE. The townhomes structures shall be sited and constructed on <br />the Site as shown on the Site Plan prepared by Passe Engineering, Inc., dated April 2, 2002, <br />revision date <br /> <br />4. SITE PRE. P~TION. ~ site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />RE.QUIRED E'~IPRO¥~FIi;NTS. The Permit'tee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Ptan. The Required Improvements are as follows: <br /> <br /> a. Installation of bituminous driveways, driveway collectors, parking nodes and maneuvering <br /> areas. <br /> b. Installation of continuous, surmountable concrete curbing and gutter around the perimeter <br /> of all bituminous surf'aces, except residential driveways and trails. <br /> c. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. <br /> d. Landscaping in accordance with the Landscape Plan prepared by Passe Engineering, Inc., <br /> dated April 2, 2002, revision date <br /> e. Private recreational amenities shall consist of benches, picnic tables and gazebo(s) within <br /> the private park spaces. <br /> f.
