Notice of the public <br />heanng was sent to property owners within 700 feet of the subject property. <br /> <br />O bservafions: <br /> <br />The property is approximately 24. i ! acres in size. As mentioned above, the property is currendy in the <br />process of being rezoned to R-3 Urban Residential, which allows for medium density residential <br />development at a density not to exceed 7 units per acre. The preliminary plat reflects a net density <br />(subtracting Alpine Drive and T.H. ~-47 road right-of-ways and wetlands) of 6.8 arum per acre. The <br />development received a variance to the 35-foot front yard setback requirement at the May 2, 2002 <br />Board of Adjustment meeting, The structures will be setback 25 feet from the edge of the right-of- <br />way. The proposed townhomes consist of four and six unit structures. The site plan approval process <br />for the development will review these umts in more detail. <br /> <br />In accordance with the newly adopted street policy for multiple residential developments and <br />suggestions from City Staff, Ptannmg Commission and City Council, the developer has worked <br />diligently to design the preliminary plat with a combination of public streets and private driveway <br />collectors, two accesses onto Alpine Drive and two accesses to the adjacent property to the west. <br /> <br />The City Engineer has reviewed the Grading Plan and made some technical recommendations for the <br />final Grading Plan required at the time of Final Plat approval. The project is subject to the review and <br />permitting process of the Lower Rum River Watershed Management Organization (WMO) and <br />~CA. The standard drainage and utility easements are proposed around the perimeter of the plat. In <br />accordance with City policy, the wetlands and stormwater ponds are also proposed to be encumbered <br /> <br />-277- <br /> <br /> <br />
