Principal Planner Trudgeon stated Edina Development has subrnitted a new and revised <br />preliminary plat fbr Evergeen Point, a 11 O-unit townhome development on the northwest comer <br />of Alpine Drive and State Hwy. 47. The property is in the process .of being rezoned to R-3 <br />Urban Residential to allow for medium density residential development. There is a wetland on <br />the middle and northern tip of the property. In accordance with the newly adopted city street <br />policy, the plan shows a combination of public and private streets. He noted 2 accesses <br />onto Alpine Drive and 2 accesses to the adjacent property to the west. The 5d preliminary <br />plat has taken out the private road in the center of the plat that had about <br />potential traffic flow. The sound wall will need to be 10 feet tall and and/or a <br />wall. He noted there does not look to be sufficient area for bermin wall will <br />be necessary. A trail, rather than a sidewalk is proposed along ~}~o//ne S of a trail <br /> · :~4:19:: ,.'~ . <br />adjacent to T.H. #47.
