The current cash rate is $I700 per unit. <br />The Commission also recommended that the Developer identify some private recreational <br />space as part of this townhome development. That area is shown being located around the <br />southern wetland and near the proposed aormwater pond along with a private u'ail. <br /> <br />Trails and Trail Fees: The trail fees due prior to plat recording are $400 per unk. A trail <br />would be ~equired parallel to T.H. ,~/47 but it would be difficuk to construct because of the <br />wetland at the north end of the plat. 'As an alternative, the preliminary plat proposes to <br />constru~ the trail along Fluorine Street N.W., which may continue west through Sunflower <br />Ridge and then turn north through Wildlife Sanctuary and eventually back out to it47. An <br />alternative and perhaps better route would be to have the trail deviate northwesterly from <br />Fluor/ne Street at the first driveway collector, on the west side of the first wetland and then <br />generally along the west edge of the plat, adjacent to the sedimentation pond and small <br />wetland. From there it would cross the road and enter Wildlife Sanctuary 3ra Addition, <br />adjacent to that large wedand. This alignment would reduce trail conflicts with private yard <br />space and benefit Sunflower Ridge residents to the west. The Park Commission has been <br />reviewing potential trail corridors and will continue to work with you to identify a mutually <br />beneficial trail location. A trail is also proposed to be provided along the north side of Alpine <br />Drive from the east plat boundary to the west plat boundary. Neither of these trails are trail <br />fee credit eligible. The development agreement will require that the trails be dedicated to the <br />City in a separate recordabie document. <br /> <br />Sidewalks: Sidewalks are required along one side of all non-cul-de-sac streets. The <br />preliminary pier identifies a sidewalk along the west side of Germanium Street. A trail, <br />rather than a sidewalk, is proposed along Fluorine Street in Lieu of a trail parallel to T.H. ~7. <br />Ptease refer to the T:all paragraph above for additional comments· <br /> <br /> <br />
