7. <br /> <br />A final gading plan must be submitted as part of' the final plat. Items to be included on the <br />final grade plan are as follows: <br /> <br />S~orm sewer size, type, inverts ant top of casting <br />Critical drainage swale and emergency overflow elevations <br />Drainage and utility easements <br />House sv/le with detail and table that includes house type, low floor elevation, garage <br />floor elevation, lowest opening elevation, tOO-year flood elevation, street center line <br />elevations, and front and rear yard slopes. <br />Detail of aprons (Class ES required) <br />Backyard pending elevations for 1..00 year event <br />Avoid catch basin locations in parking nodes <br /> <br />Draina-~e and Utility Easements: The standard drainage and utility easements are proposed <br />around the perimeter of the plat. In accordance with City policy, the wetland and stormwater <br />ponds are also proposed to be encumbered with drainage and utility easements. MrgDOT has <br />made note of an existing temporary easement in the northwest corner of the plat that expires <br />12-1-05, and that no work can be done in this area. City Staff is requesting that the <br />Developer provide additional inibrmation regarding the easement. The proposed easements <br />over the sewer and water utilities comply with the Utility Pron. Access easements will need <br />to be recorded ~br all temporary cul-de-sacs. <br /> <br />Utility Ptan: The development will be served by municipal water and sanitary Sewer. Options <br />~br service are: a) developer extend sewer trunk and any costs incurred above and beyond <br />the sewer and water trunk fees due would be the responsibility of the developer; b) the <br />developer can wait for the interceptor; c) developer .can work' out a Ii2 station plan with <br />surrounding developments that .could be vacated when the interceptor gets to the area. You <br />have opted to plan ~br a lift station that would be deep enough to serve ail fo'ur developments <br />(Wildlife Sanctuary 2"d and ?, Evergreen Point, and Sunflower Ridge). This lift station has <br />been proposed to be located on the north side of an adjacent plat. ff one of the above <br />mentioned plats does not get approval, the plan will need to be modified. There needs to be <br />an easement large enough (100 ft) to accommodate the interceptor when it gets to the area. <br />All utilities must be extended to the end of the plat on all stub streets. <br /> <br />Additional Utility Comments: ,~- Hydrants should be placed at end of deadend stubs for flushing purposes. <br /> > Forcemain should be piped to a sanitary sewer with available capacity <br /> Add valves at end of 157a' Lane <br /> ~- Sanitary sewer flow to Lots 0~ -~ <br /> ~o-o~, Block: is wrong direction <br /> <br />9 Sound Mitiuation: it is the City's responsibility to take reasonable measures to ensure <br /> <br />-295- <br /> <br /> <br />
