The following items are enclosed: <br /> <br />a) Site Location Map <br />b) Site Plan (Preliminary Plat) and Landscape Plan <br />c) Building Elevations <br />d) Drat5 Planning Commission ~finutes dated May 2, 2002 <br />e) City StaffReview Letter dated April 26, 2002, Revised. May 2'3, 2002 <br />f) Proposed Development Permit <br /> <br />No tificatio n: <br /> <br />Site Plans are not required to. be subjected to a public hearing, however the proposed <br />development also requires a subdivision. Area property owners are aware of the proposed <br />development because of notices sent out for the prelim/nary plat public hearing held on May 2, <br />2002. <br /> <br />Observations: <br /> <br />The property is approximately 24.11 acres in size. The property is currently completing the <br />process to be zoned R-3 Urban Residential, which allows for medium density residential <br />development at a density not to exceed 7 units per acre. The net density (subtracting Alpine <br />Drive and T.H. ~,t7 road right-of-ways and wetlands) is 6.8 units per acre. The proposed <br />townhomes consist of four and six unit structures. <br /> <br />In accordance with the newly adopted street policy for multiple residential developments and <br />suggestions from City Staff, Ptanning Commission and City Council, the units will receive access <br />from a combination of public streets and private driveway collectors. All of the driveways are at <br />least 25 feet in length and do not exceed the 20-foot width restriction at the street. City Code <br />requires a minimum of 280 off-street parking spaces and 415 are proposed within garages, <br />driveways and parking nodes. After review with staff and the Planning Commission, it was agreed <br />to remove 39 spaces located in parking nodes located on public streets. Therefore a total of 376 <br />partdng spaces are provided. City code requires that garages be at least 240 square feet in size. <br />The double garages proposed are 324 square feet and the single garages are 252 square feet. <br /> <br />Lot coverage is restricted to 35% and the coverage in the project is approximately 13%. The <br />structures on private streets meet the 25 foot setback established in the new private street policy. <br /> <br />-299- <br /> <br /> <br />
