-300- <br /> <br />The structures on the public streets are also proposed to be set back 25 feet from the back of curb <br />rather than 35 feet from the road right-of-way line. The applicant received a variance to the <br />setback requirements at the May 2, 2002 Board of Adjustment meeting. <br /> <br />A Landscape Plan has been submitted that is generally acceptable and meets the City's minimum <br />standards. City Staff will continue to review the plan and make comments regarding the plan at a <br />future date. <br /> <br />The City has engaged the services c~f SRF to do a traffic noise level study on several pending <br />residential proposals along T.H. /447. A 10-foot sound wall or a combination of berming and <br />sound wall must be completed as part of this development. The noise reduction solution will need <br />to be included as part of the final plat submittal. <br /> <br />Limited information has been provided regarding the building plans. The City has received floor <br />plans and elevations for the 4-uit buildings. The 4-unit. buildings will be vinyl siding with brick <br />accents on the front elevation. Each unit will be at least 889 square feet in size. If the lower level <br />of the units are finished, a there will be a total of 1,523 square feet of finished area in each area. <br />The proposed sizes for the 4-units meet the minimums prescribed in City Code. Although it <br />appears that the proposed six-unit buildings will meet minimum standards, staff will need to verify <br />that the units do.
