-28- <br /> <br />compliance with the 35 percent lot coverage restriction. The site plan proposes to have one <br />access point from Alpine Drive. The exterior building materials are proposed to consist of <br />concrete masonry block and vinyl siding with an asphalt shingle roof. The proposed siding <br />deviates from the B-i Business District architectural standards and will need City Council <br />approval. The applicant is requesting that the back portion of the parcel remain in its natural <br />state. No outside storage of any kind is permitted in this area. The site plan is proposing some <br />outside storage that requires screening. The site plan indicates that a chain link fence will screen <br />any outside storage. Staff recommended that a wood privacy fence be constructed instead of the <br />proposed chain link fence with vinyl slats. The Plain'ting Commission recommended that the <br />City Council approve the proposed site plan for Concrete Masonry Unlimited contingent upon <br />compliance with City staff review letter dated March 29, 2002. <br /> <br />Brett Pomerleau, Concrete Masonry Unlimited, Inc., explained that they could do an all masonry <br />building, but it is easier to use siding because the front of the building will be office space. He <br />also noted that he is in ageement to an all enclosed wood fence for screening. <br /> <br />Motion by Councilmember Hendriksen, seconded by Councilmember Kurak, to approve the <br />proposed site plan for Concrete Masonry Unlimited, Inc., contingent upon compliance with City <br />staff review letter dated March 29, 2002, entering into the Development Permit with the City, <br />and receiving a recordable document for drainage and utility easements. <br /> <br />Further discussion: Councilmember Kurak inquired if Mr. Pomerleau was aware that in 20 years <br />the location of Highway #10 might change. Mr. Pomerleau replied yes. Councilmember <br />Anderson inquired as to what type of business Concrete Masonry Unlimited, Inc. was. Mr. <br />Pomerleau explained that they build tbundations for buildings and homes, noting that they do-not <br />manufacture the concrete or bloclc <br /> <br />Motion carried. Voting Yes: Mayor Gamec, and Councilmembers Hendriksen, Kurak, <br />Anderson, and Zimmerman.
