We will be utilizing the Preliminary, Plat <br />(Skeet 1 ol:' 6) dared February 12, 2002, revision dare April 18, 2002, prepared by .rolm Oliver & <br />:~. sociates, Inc. Aa part of site plan approval, City Staff will also be reviewing the Landscape <br />Plan (Sheets 5 and 6), dared February 12, 2002, revision date April I8, 2002. The Grading Plan <br />and The Utility Plan will be reviewed as part of the preliminary plat approval process. We offer <br />the following comments: <br /> <br />General: The site is approximately 24 acres in size and is proposed to be developed with i I0 <br />for-sale tow~omes. <br /> <br />Zoning: The subject property is zoned B-I and B~2 Business. At the Applicant's request, the <br />City processed an amendment to the Comprehensive Plan to change the-land use from places <br />to shop to medium density residential. City Council approved the land use change on January <br />22, 2002, and the amendment has been forwarded to Metropotitan Council for approval. On <br />January 22, 2002, the City Council a~so introduced an ordinance to rezone the property to <br />Urban Residential, which will allow tbr development of up to 7 dwelling units per acre. Tke <br />City o'f Ramsey has received notification from Metropolitan-Council that tb. ey have approved <br />the proposed Comprehensive Plan and staff will be bringing forward the rezon/ng ordinance <br />a furore City Council meeting for adoption. <br /> <br />3. Lot Coverage,: Lot coverage (buildings) is restricted to 35%, which is 367,581 square feet in <br /> tNs case. The proposed building coverage on the subject property is approximately 1~ Fo. <br /> <br />4. Structure Setbacks: The current minimum setbacks in the R-3 Urban Residential District are <br /> 35 thor front yard (on public streets), [5 thor side yard, and 25-40 foot rear yard.
