-316- <br /> <br /> CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />E¥~ERGREEN POINT TOWNE[OMES <br /> <br />On May 14, _00~., Sire Plan approval was ganted by the City, of P-,amsey ("City) to Edina <br />Development ("Permittee") to construct 110 townhome units ("Structures") on the property <br />wh/ch is legally described as follows: <br /> <br />The West-half of the Northwest Quarter of Saction. 24, Township o-, Range, 25, <br />Anoka County., Minnesota lying Westerly to the centerline of State Trunk <br />Highway Number :*7 as now laid out and traveled and Northerly of the South <br />413.75 feet of the West-half of the Northwest Quarter of said survey. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to ~9.03.06 of the City. Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTLJTLE. Ali building plans must be prepared and certified by a re~stered engineer or <br /> architect. ~ <br /> <br />2. STATE BUILDLNG CODE COMPLIx424CE. The Structures shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br />SITE PLAxN' COMPLL~NCE. The townhomes structures shall be sited and constructed on <br />the Site as shown on the Preliminary Plat prepared by John Oliver and Associates, [nc. dated <br />February 12, 2002, revision date April t 8, 2002. <br /> <br />4. SITE PREP~q&TION. All site grading and drainage shall be subject to approval by the <br /> City En~neer. <br /> <br />REQUIRED [MPRO¥~EMENTS. The Permirtee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Lmprovements are as follows: <br /> <br />a. Installation ofbimmhnous, driveways, parking nodes and maneuvering areas. <br />b. Installation of continuous concrete curbing and gutter around the per/meter of all <br /> bimrmnous surfaces, except residential driveways and traits. <br />c. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Sire Plan. <br />d. Landscaping in accordance with the Sire Plan prepared by John Oliver and Associates <br /> Inc. dated March ~ l, 2002, revision date April 18, 2002. <br /> <br />("Required Improvements). <br /> <br /> <br />
