INSPECTIOrqS.. The City shall be responsible for conducting inspections during <br />construction of the Required Improvements and the Permit-tee shall be responsible for the <br />cost of said inspections. The actual cost of the inspections will be charged to the escrow <br />account established at the City tbr the platting of Sunflower Ridge. <br /> <br />7, <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br />on the Site shall be as directed by the City's Fire Chief. The Permit~ee herein agrees to post <br />"no parking" along private streets in accordance with the instructions of the Fire Chief/Public <br />Works Director. <br /> <br />LIGHTING. Any lighting installed on the Site is subject to pr/or approval by the City <br />Engineer. <br /> <br />BUILDING FAC,M)E. The Permittee agrees.to construct the Structures of maintenance- <br />free siding, natural stone or brick, and asphalt shingles in accordance with the Building <br />Elevations dated October 13, 2000. <br /> <br />~vLS~ILBOX STANDA1LDS. A uniform cluster mailbox plan will be required if the <br />mailboxes are located on Fluorine Street. The design and location of the mailboxes are <br />subject to the approval of the Public Works Director. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT. No building permits for the Site will be <br />issued until the Permittee has: a) signed this Development Permit; b) all financial obligations <br />related to ti-tis permit have been fulfilled; c) the final plat of Evergreen Point Townhomes has <br />been recorded at Anoka County; d) a permit from the Lower Rum River Watershed <br />Management has been obtained and e) reasonable vekicle access to the lots are provided <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall <br />be completed before May 31, 2003. <br /> <br />ESCROW FOR REQUIRED IaMPROVEMENTS. In order'to .ensure the installation of the <br />Required Improvements in accordance with City specifications and in a timely manner, the <br />Permittee shall be required to deposit with the. City a cash escrow or letter of credit, approved <br />as to form by the City, in the amount of Two Hundred Sixty Two Thousand Five Hundred <br />dollars and no cents ($262,500) which is 150% of the estimated cost of the Improvements. <br />Pr/or to the issuance of the building permit, all financial g-uarantees must be provided as <br />required herein. <br /> <br />Upon completion of the construct/on of the Required Improvements, the financial g-uarantee <br />shall be returned to the Permittee and the Permittee shall be required to provide the <br />landscaping maintenance gq~arantee described in Item #13 of this Development Permit. The <br />determination of completion of the construction of the Required Improvements shall be made <br />by the City Council after consultation with the City Engineer.
