Commissioner Van Scoy asked with the extension of Bunker Lake Boulevard, how much traffic <br />will increase and how it will impact the usage of Bunker Lake Boulevard. <br />Planning Manager Miller stated the proposed use will generate less traffic than what the previous <br />proposed subdivision of Summer Set Meadows would have created. The applicant will be <br />submitting an updated traffic impact analysis. Bunker Lake Boulevard west of Armstrong <br />Boulevard will be under the City's jurisdiction and not a County road. <br />Troy Gamble, Anderson Engineering, stated the topography from the west to the east drops about <br />12 to 15 feet, with the grading of the roadway it would be a fairly gradual slope. <br />Discussion ensued regarding traffic patterns, and road and signalization upgrades. <br />Jannie Brock, 15240 Kangaroo Street stated she lives on Alpine Drive and is concerned about <br />property taxes and traffic with this development. She also thinks that retail would benefit the <br />whole neighborhood and would be a better option for this site. <br />City Engineer Himmer responded to the concerns stating that traffic will be reviewed, the <br />infrastructure cost are born by the developer, and this plan includes a new trail system that gives <br />pedestrians a linkage to the trail system and ultimately to The COR. <br />Chairperson Levine stated this is just the beginning of the process and there is a lot of planning <br />and discussion that will be going on before it is approved. <br />Commissioner Cleveland stated that this is a good thing because it will bring in more housing, <br />broaden the tax base and then the demand for retail follows. <br />Case #6: Staff Update <br />The Staff Update was noted. <br />Case #7: Zoning Bulletin <br />The Zoning Bulletin was noted. <br />OTHER COMMISSION BUSINESS <br />Associate Planner Gladhill updated the Planning Commission on the Mississippi River Corridor <br />Critical Area and Shoreland Rules. <br />Associate Planner Gladhill stated that Happy Days is this weekend and Chairperson Levine <br />added that there is a pancake breakfast on Saturday at the PACT Charter School as part of Happy <br />Days. <br />Special Planning Commission/September 16, 2010 <br />Page 8 of 9 <br />
