The <br />final plat plan consists of four (4) sheets dated April 2002 and prepared by Midwest Land Surveyors and <br />Civil Engineers, Inc. We offer the following comments: <br /> <br />General: The subject property is 86.71 acres in size and is generally located at the comer of <br />Dysprosium St. and Nowthen Boulevard. The Ponds final plat shows 79 single family lots, 91 <br />townhome lots, and one 4.41 acre lot (Lot 1, Block 9) for future development of an apartment <br />building. Lot 1, Block 9 will not be allowed to be developed until,the City grants site plan approval <br />of an apartment building. In addition, The Ponds final plat shows two outlots, Outlot A, a small <br />parcel on the north side of Nowthen Blvd. that will be deeded to Lord of Life; and Outlot B, which <br />will be final platted as The Ponds 2~a Addition. <br /> <br />Zoning: The City Council has introduced an ordinance to rezone the development property to R-i <br />Single Family Residential, R-3U Multi-Family Residential, and MR, Multi-Family Residential. The <br />City Council will be considered the adoption the rezoning at their May 14, 2002 meeting. <br /> <br />Lot Size and Dimensions: As part of the preliminary plat approval, the City Council directed you to <br />remove two single family lots backing up to the trail, which you have complied with. The lots <br />backing up to the trail are approximately five feet wider than shown on the preliminary plat. All of <br />the other lots are in compliance with the prehminary plat layout. <br /> <br />Streets: The major access into the development is located on CSAH 5 and will be called Iodine St. <br />The street configuration and public and private street standards conform to the approved preliminary <br />plat. Sidewalks are shown on Iodine St., Fluorine Court, 143rd Lane, 144c` Lane, and 1444 Circle in <br />compliance with City Codes. : <br /> <br />Grading and Drainage: The grading and drainage plans submitted have been reviewed and comments <br />and noted corrections were sent to you in a letter dated May 6, 2002. The final grading and drainage <br />plans shall address and correct ail issued noted in the May 6, 2002 letter. Prior to grading work <br />beginning, you must received a permit from the Lower Rum River Watershed Management <br />Organization and the City Engineer. <br /> <br />6. Utilities and Water Usaue: The utility plan submitted has been reviewed by the City Engineer and <br /> comments and corrections were forwarded to you in a letter dated May 6, 2002.
