The steps and requirements of the tree preservation plan will be detailed in the Development <br />Agreement for the subdivision. <br /> <br />Park Dedication and Trails: As a result of several meetings with the Park Commission, you will be <br />dedicating 4.8 acres of upland as parkland and will be paying an additional $106,930 to satisfy park <br />dedication requirements. The developer will also receive credit for 2,870 lineal feet of trails that they <br />will be constructing as part of the development and will pay $27,820 to satisfy the.remaining portion <br />of the required trail dedication fees. The park and trail fees for the lot of the future apartment building <br />will be charged at time of site plan approval. <br /> <br />9. Trunk Sewer and Water Fees: There is a sewer and water development fee of $306,380 (170 x <br /> $1,814.00/per unit) due and must be paid prior to releasing the final plat for recording. The trunk <br /> sewer and water fees for the lot of the future apartment building will be charged at time of site plan <br /> approval. <br /> <br />i0. <br /> <br />ll. <br /> <br />Stormwater Management Fee: There is a stormwater management fee of $63,750 (170 lots x $375.00 <br />per unit) that is due prior to releasing the final plat on recording. The stormwater management fee for <br />the lot of the future apartment building will be charged at time of site plan approval. <br /> <br />Biological Survey: Preliminary Plat approval was contingent upon the completion ora biological <br />survey to determine the existence of any Blanding's Turtles or their habitat on the development <br />property. The survey was conducted in April by Pro Source Technologies and the City received a <br />letter on May 8, 2002 stating that no habitat or actual Blanding's Turtles were found on the site. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, May 14, 2002, at the Ramscy Fire Station <br />II, 15050 Armstrong Blvd. N.W., to review the final plat.
