-t68- <br /> <br />Commissioner Reeve explained that by .approving the sketch plan review, we are allowing them to <br />continue forward to include all these things in the next plan. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Reeve, to approve the general design <br />plan of the townhome development proposed by Eighty Seven LLC for the southwest quadrant of <br />T.H. ff47 and 153'a Avenue N.W. contingent upon compliance with City Staff review letter dated <br />November 28, 2001, a rezoning to R-3 Urban Residential and approval of an amendment to the <br />Comprehensive Plan. Also contingent upon the following issues as discussed: <br /> <br />· Cul-de-sac length <br />· Ponding <br />· Right-of-way on T.H. #47 <br />· Buffering on the south <br />· Appropriate noise screening on T.H. ~47 <br /> <br />Further discussion: Commissioner Brauer asked the applicant if they would be willing to work <br />with all these issues and the residents. Mr. Strandlund replied they would. <br /> <br />Motion Carded. Voting Yes: Chairperson Nix-t, Commissioners Reeve, Brauer, Sweet, and <br />Watson. Voting No: None. Absent: Commissioners Johnson and Kociscak. <br /> <br />Case #10: <br /> <br />Request for Site Plan Review of Sunfish Gateway Developmeni Phase <br />Case of Sharp and Associates <br /> <br />Community Development Assistant Wald stated that the City of Ramsey has received a request <br />for site plan review from Sharp and Associates, L.L.C. The site plan is proposing to construct <br />phase II of Sunfish Gateway. The area is generally located in the northwest comer of McKinley <br />St. N.W, and Sunfish Lake Blvd. 'The subject property is zoned Industrial and the site plan is <br />.proposing to construct a multi-tenant office and warehousing structure. The proposed activities <br />are permitted uses within the Industrial District. She explained the site plan is proposing to <br />construct a' one-story 29,450 square foot building. The structure will be constructed with 14 <br />loading docks. The site plan complies with the front yard, rear yard, and side yard setbacks <br />established in the Industrial District. Phase II will derive access from existing access points that <br />are located on McKinley Street and Sunfish Lake Blvd. The off-street parking area will have a <br />bituminous surface and is finished with concrete curbing. The parking stalls are sufficient in <br />numbers and dimensions. The exterior building materials for the building are proposed to consist <br />of rockface concrete block and brick, which meets the architectural standards established in the <br />Industrial District. She stated that the landscaping plan has been reviewed and is generally <br />acceptable. A couple of modifications are needed as described in the attached review letter. The <br />facility will be served by City sewer and water services. A lighting plan will need to be submitted <br />and is subject to the City Engineers approval: The City approved phase I of Sunfish Gateway in <br />March of 2001. Future development of Sunfish Gateway will be subject to platting the 9.7 acre <br />properties. Future platting must be designed so that the existing phase I and proposed phase II <br />complies with alt City Code requirements.
